Writing Effective Queries
The quality of Sevrel's answers depends heavily on how you phrase your questions. Here are proven patterns that consistently produce accurate, useful results.
Be Specific About What You Need
Less effective
“Tell me about the lease.”
More effective
“What is the base rent and lease term for CVS at Pembroke Lakes Square?”
Include Context
The more context you provide, the better Sevrel can narrow down the right documents:
- Property name: “at Bal Harbour Square”
- Tenant name: “for T-Mobile” or “for tenant ABC Corp”
- Time period: “for Q4 2025” or “in the 2025 budget”
- Document type: “from the rent roll” or “in the lease amendment”

Understanding AI Responses
Every Sevrel response includes several components designed to help you verify accuracy and dig deeper.
Source Citations
Numbered references (like 1) link claims to specific documents. Click any citation to see:
- The source file name and path
- A relevant excerpt from the document
- A link to download or view the original file in Egnyte
Thinking Indicator
While Sevrel processes your query, you'll see a real-time indicator showing what it's doing: searching for documents, reading specific files, and synthesizing an answer. This transparency helps you understand how the response was constructed.
Follow-Up Questions
Conversations maintain context. After receiving an answer, you can ask follow-up questions without repeating property names or tenant details. For example:

How Sevrel Picks an AI Model
Sevrel automatically routes each query to the right tier of our enterprise AI provider — no manual switching:
Fast tier handles:
- Conversation titles and intent classification
- Quick lookups (base rent, square footage, lease dates)
- Simple tenant or document searches
Standard tier handles:
- Document Q&A and multi-document comparisons
- Agent workflows (LOI generation, lease abstraction)
- General conversation and CRE analysis
Deep tier handles:
- Deal underwriting and complex financial modeling
- Deep legal analysis of nuanced clauses
- Systematic research across the portfolio

Managing Conversations
Sevrel saves your conversation history so you can return to previous research. From the sidebar, you can:
- View past conversations — browse and search your chat history
- Start a new conversation — clear the context for a fresh topic
- Share conversations — generate a shareable link for team members with access
Tip: Start a new conversation when switching to a completely different property or topic. This keeps context clean and improves result quality.
Query Templates
Sevrel includes 19 pre-built query templates organized by commercial real estate workflow — financial analysis, lease review, portfolio comparison, and due diligence. Templates save time on common questions and ensure consistent formatting.
To use a template, open the Templates panel in the chat interface, select a template, fill in the property or tenant names, and send. You can also save your own custom templates for queries you run frequently.
AI Agents
Agents are specialized automation workflows that go beyond single-question queries. Each agent runs a multi-step pipeline tailored to a specific CRE task:
LOI Generation
Searches your historical Letters of Intent, extracts format and clause patterns, and generates a new LOI in your organization's style. Includes clause deviation review with severity flags.
Lease Abstraction
Extracts key terms from lease documents — rent, dates, options, clauses — into a structured summary.
Rent Roll Analysis
Reads rent roll spreadsheets and generates occupancy summaries, expiration schedules, and tenant breakdowns.
Launch agents from the Tools menu in the sidebar. Each agent shows its progress through pipeline steps in real time.
Dashboard & Portfolio Analytics
The Dashboard provides a real-time overview of your portfolio with actionable insights:
- Morning Briefing — time-aware greeting with portfolio health score and quick-action buttons to jump into common queries
- Critical Dates — lease expirations, renewal deadlines, and option exercise dates classified by urgency (overdue, 30/60/90-day)
- Portfolio Analytics — tenant risk scores, lease rollover analysis, concentration metrics, and rent escalation timelines
- Financial Anomaly Detection — surfaces NOI drift, CapEx irregularities, and rent discrepancies across your portfolio automatically
Exporting & Sharing
Sevrel supports multiple export formats for sharing insights with stakeholders:
- PDF — formatted reports with citations for printing or email attachment
- Word (.docx) — editable document format for further annotation
- Excel (.xlsx) — tabular data for financial analysis and modeling
- PowerPoint (.pptx) — presentation-ready slides for team meetings and investor reports
You can also share conversations with colleagues via secure, read-only links that include the full message history and source citations.
Account & Team Management
Sevrel uses role-based access control to manage what each team member can do:

Organization administrators can invite new team members, change roles, and deactivate accounts from the Settings page.
