Get from sign-in to your first AI-powered answer in under 5 minutes.
Sign In with Microsoft
Sevrel uses your organization's Microsoft account for authentication. When you open Sevrel, click Sign In and authenticate with your work Microsoft account. No separate password to manage — if you can log in to Microsoft 365, you can log in to Sevrel.
Note: Access is invitation-only. If you don't have access, ask your organization's Sevrel administrator to send you an invite.
Connect Your Egnyte Account
After signing in, Sevrel needs access to your Egnyte document library. Your administrator connects the organization's Egnyte account during initial setup. Once connected, Sevrel can search and read documents from your shared folders.
What Sevrel accesses:
- Shared folders containing property documents, leases, and financials
- File metadata (names, dates, folder structure) for search
- Document text content when answering your questions
Sevrel does not modify, delete, or copy your files. Access is read-only.
Ask Your First Question
Navigate to the Chat view. Type a question about your property documents in the input field. Be specific — mentioning property names, tenant names, or document types helps Sevrel find the right information faster.

Review the Response
Sevrel returns an answer with numbered source citations. Click any citation reference (like 1) to see the exact document that information came from — including the file name and relevant excerpt.
Always verify important figures against the source document. Sevrel is designed to be highly accurate, but AI-generated responses should be treated as a starting point, not a final authority.
Let Sevrel Pick the Right Model
Sevrel uses an enterprise AI provider with tiered model routing — a fast tier for quick lookups, a standard tier for analysis, and a deep tier for complex reasoning. Routing happens automatically based on query complexity, so you always get the right model without manual switching.
- Quick lookups(“What is the base rent for CVS?”) route to the fast tier.
- Standard questions across single or multiple documents use the standard tier.
- Complex analysis — deal underwriting, nuanced legal interpretation, systematic research — is automatically routed to the deep-reasoning tier.
Framing the question as an analytical request (“analyze”, “compare”, “interpret”) tends to invoke a deeper tier. Learn more about the AI tiers →
Tips for Better Results
- •Be specific.“What is the CAM charge for T-Mobile at Pembroke Lakes Square?” works better than “tell me about CAM.”
- •Name the property. Sevrel searches across all your documents. Specifying a property narrows results significantly.
- •Ask follow-ups.Conversations maintain context. After asking about a lease, you can follow up with “what are the renewal options?” without repeating the tenant or property name.
- •Check the sources. Click citation numbers to verify. This is especially important for financial figures, dates, and contractual terms.
